PROPERTY IN MALTA
First, find your purpose.
Then, find your place.
A home for everyday life, a place for longer visits or an investment: each starts with a different set of questions. Take the time to define yours.

A CLEARER STARTING POINT
Five questions
worth asking early.
A photograph and an asking price are just the beginning. Understand the costs, obligations and practical details before moving ahead.
What do I want the property to do?
Decide whether your priority is your own home, occasional use or an investment. Consider how long you expect to hold it, how often you will use it and what would make it a good fit for you.
Can I buy—and use it as intended?
Ask an independent notary or lawyer which acquisition rules apply to your nationality, residence history and chosen property. Confirm any permit requirements and restrictions on use or letting before proceeding.
What is the complete cost?
Request a written breakdown of the price, applicable taxes, professional fees, any ground rent, common-area charges, financing, repairs and ongoing running costs. Build your budget from verified figures.
What needs independent checking?
Ask the appropriate independent professionals to review title, permits, the building’s condition, any alterations and the terms of the promise of sale. Clarify what is included, what remains unfinished and what conditions protect you.
What happens after the purchase?
Plan management, maintenance, insurance, repairs and any periods when the property is empty. If you are evaluating an investment, test the effect of lower income, higher costs and a slower resale.
